Thanks to modern technology, you can get detailed advice for any project you want to tackle. Content creators make everything look so easy! Mind you, some undertakings are more consequential than others.
If you want to do your own embroidery, no harm, no foul if it all goes wrong. Buying or selling a house is a different story altogether, and small mistakes can have lasting consequences.
With sufficient knowledge, time, and skill, you likely can handle the transaction yourself. There’s no law saying that you must hire a real estate agent. In nearly any situation, however, the benefits of working with the right professional will lead to a better outcome.
Whatever you decide, there are some precautions you’ll want to take 100% of the time. Let’s take a look at some real world scenarios we have encountered here in Kingston.

What Should Have Been a Smooth Transition, But Wasn’t
To illustrate the value of a Realtor® even in a seemingly unnecessary situation, let’s imagine a transfer of ownership between family members. In one case, a client had originally purchased their parents’ property.
Unlike most sellers, our hypothetical existing homeowners were not trying to earn top dollar; they just wanted to help, and the deal was more than generous. Negotiation is one of the main reasons to work with an agent, but in this case, it seemed like a moot point. It’s easy to understand why neither party felt the need for outside expertise.
However, if they had consulted with us, we would have told them to at least work with a home inspector. That step alone would have saved a world of hassle and stress later on.

Hidden Issues Arise Decades Later
For years, the parents had taken great pride in their property, and worked hard to keep it in excellent condition. Their efforts paid off, and the house looked great from the outside. However, upon closer inspection, a few underlying problems came to light years later, long after they had transferred ownership to their adult child. To name a few:
- There was a slight grading issue, invisible to an untrained eye, but eventually would have led to a water leak.
- Some of the shingles on the roof were loose and needed to be replaced.
- Mould had started to accumulate in the drain line of the furnace. No one could quite figure out where the subtle yet unpleasant odour was coming from. All it took was a thorough cleaning by an HVAC professional, but a buyer would have been immediately turned off. Small things like this can reduce the selling price by thousands of dollars – or jeopardize the sale altogether.
Even though everyone’s heart was in the right place, all of these issues could have made for an extremely difficult and stressful selling process. Fortunately, they contacted Caldwell & Co. to represent them. Since our team members have construction experience, we were able to resolve the problems before the house went on the market.
These repairs required some investment. It was all worth it because fixing them in advance increased the perceived value of the home. The buyers had confidence in placing their offer, which meant our client received the maximum value from the sale.
A seller listing without an agent might have never known there was a problem with the home. If a buyer discovered issues after requesting an inspection, they might have walked away – or tried to negotiate massive discounts disproportionate to the cost of repairs.
A Seamless Transaction With Few Obstacles
The second scenario is similar; a client was buying their parent’s home. Once again, the current homeowners wanted to help their loved ones into the market. The difference here is there were no red flags about the property, which made everything more straightforward.
The only challenge was that the parents had bought the property so long ago, they didn’t know its worth in the current market. That’s where we stepped in by providing a Comparative Market Analysis.
We also recommended a home inspection, which turned up clean, and the buyer and seller were confident in moving ahead. The transaction closed without any hiccups, and everyone was happy.

Real Estate Transactions Are More Involved Than You Realize
Are there any other situations where we would say “go for it” and recommend buying or selling without an agent? It could be possible.
If you have extensive experience with multiple transactions, access to up-to-date market information and are superb at research, you might be able to achieve optimal results. (However, under the Trust in Real Estate Services Act, it’s our responsibility to ensure you know about the risks of self-representation.) Your success depends on your ability not just to obtain the facts, but also to interpret the data and apply it to your unique situation.
- If you’re selling, you’ll need to oversee all repairs and updates, manage showings, negotiate with buyers and their agents, work with home inspectors, and facilitate your own closing.
- When buying, you’re responsible for all due diligence, as well as carefully running the data to ensure you’re not overpaying for a house in the current market.
In either situation, handling your own transaction equates to a full-time job. If you have a busy career or family life, it can quickly become overwhelming. Working with a Realtor® allows you to achieve the best results with a fraction of the effort, even if you have the capability and the time to do it yourself.
ChatGPT Can’t Replace Your Real Estate Agent!
Technology is incredible, and who would have thought AI would become so proficient, so fast? All the same, you might want to reconsider before replacing your real estate agent with a software program.
Anyone can go into ChatGPT and ask for advice or to write an offer. However, no version of AI has the right context and all of the nuance is missing.
For example, if you’re placing an offer, should you stack conditions or move through them one by one? Is the market even amenable to conditions in the first place?
To get the best results, you need a clean contract, where every essential detail is clearly stated but there are no unnecessary clauses. Anything else can make for a stressful and unnecessarily complicated closing process.

The Myth of the Favourable Market
Some home buyers will decide to fend for themselves if it seems like the market is in their favour. We are still seeing it with sellers, where homeowners often believe their house is in more demand than it is.
The same thing happens in a buyer’s market. House hunters start to feel overconfident because plenty of homes are available and few people are bidding on them, at least according to the news.
Whatever the market is doing, you must be careful not to overestimate how much negotiating power you have. Maybe you could hold out and get a better deal with more conditions to protect your interests, but if you push too far, you could lose out.
It happens often because, even though everyone is an individual with a unique personality, humans are still human. We all tend to want the same things.
Every buyer wants that beautiful home with the gorgeous ensuite, the pool, and the sunroom, and that also backs onto the ravine. No matter how many other houses are available, certain listings will still go into multiple offers.
You cannot take anything for granted in any market. When working on your own, it’s easy to misstep and miss out. An experienced real estate agent won’t let it happen. We are here to protect you, whatever side of the transaction you are on.
